The island of Cozumel, located a 45 minute boat ride off the shore about an hour south of Cancun, is currently a favorite for retirees and other expats buying Mexico real estate and living in this country. Significant news for this market within Mexico is that an important step has been taken in moving the island’s new Marina toward completion.

The significant step seen in early 2011 was the signing of an agreement with representatives from the hotel InterContinental, to start with the construction of the entrance to the marina. With the new agreement, the Cozumel Marina project could move ahead at full tilt during February 2011. The project is funded by the National Fund for Tourism Development (Fonatur), and is located on the south of the island.

The construction of the new marina in Cozumel will offer a new outlet for high-quality Mexico property on the island. Mexico beachfront for sale often receives added value, and offers buyers a higher level of lifestyle due to tourism-focused infrastructure, especially large-scale projects such as this marina.

Named by the ancient Mayans who once lived there, Cozumel translates to “land of the swallows” the indigenous birds that inhabit the island. The island on the east side of the Yucatan Peninsula of Mexico is a land mass 30miles long and 10miles wide.

Known for it beautiful coral reefs, diving, sports fishing, snorkeling, and beaches. Scuba diving is the most popular attraction of Cozumel today. The interior of the island is underdeveloped covered by thick forest and lagoons making it home to many birds and small mammals.

The sandy beaches on the west side of the island have calmer waters making them best for swimming. But not for snorkeling since the sandy sea decreases the visibility in the water. Instead go to the limestone areas on the west for snorkeling. The east side of the island is lovely but the surf creates strong breakers and undertows, making it very dangerous. The popular beaches on the west side are Playa San Francisco, Playa Sol, and Playa Corona. The east side beaches are Punta Chiquero, Playa Chen Rio, and Playa Orinte.

If you are coming for a short stay and want to see the island, I recommend renting a taxi for the day to take you around the island; they can leave you at one of the beaches or other popular site if you want to stay. There will be plenty of taxis to take you back to the cruise dock afterwards. This way you won’t waste time trying to get around and find the attractions yourself, since many places and streets are not well marked.

One of the strengths of Mexico real estate over other inexpensive expat destinations is its proximity to home, and the easy, inexpensive and frequent travel options back home. In the case of Cozumel real estate, this is especially important, since it is an island. The airport, however, has continued to offer a growing number of direct flight options to the U.S. and Canada to help increase this convenience.

The most recent example of this is a new direct flight option connecting Cozumel to the city of Chicago. The new flight will be especially convenient for Americans from the Midwest who choose to retire in Mexico, buying property in Cozumel to escape from the cold winters of the northern states.

The new flights have been opened both by the demand of vacationers and retirees from the Midwest, who seek warmer climates during the winter season, as well as with the purpose of further promoting Cozumel as a winter vacation destination.

The promotion of the destination also offers benefits to residents, since the arrival of more tourists draws further investment in infrastructure and services, including nature parks, golf courses and marinas.

In addition to implementing the new flight, which will be offered by American Airlines, the municipal government of Cozumel will also be doing follow-up work with tour operators and airline management in order to ensure that tourists and residents are aware of the new possibility, with the primary aim of increasing new visitor arrivals to the island of Cozumel, which is already one of the favorite destinations in the Caribbean.

Cozumel is especially famous for its beautiful beaches and the beautiful coral reef which offers excellent options for diving. There are also several Mayan ruins on the island, as well as the town of Cozumel (San Miguel) which offers many conveniences and services. Retirees also have the option of several upscale resorts, offering the best of a relaxing and modern lifestyle.

The flight will operate once a week, and will begin service on February 12, 2011. For the moment, the flight will be seasonal, operating during the high season until April 2. Operation will continue in November 2011.

Never been on this cruise and when I think about mexico I imagine being able to get cheap alcohol anywhere and get drunk so just asking if this is true and what place after we make our stops has someone been to, to get drunk at?
