In Mexico, the international real estate industry is closely tied into the international tourism industry, which attracts the cash flow and investment for services, activities and conveniences, such as restaurants, golf courses, marinas, shopping areas, excellent roads, and much more. The good news in this area is that so far in 2010, Mexico is showing a sure recovery from the recession, which brought fairly low numbers in 2009.

 

Areas which promise to see benefits from this include Baja California and the Pacific Coast, with thriving markets such as Ixtapa real estate, Puerto Vallarta, Mazatlan and La Paz real estate. Also on the Yucatan Peninsula, markets such as Campeche, Merida, Cancun, Playa del Carmen, Tulum, Costa Maya and Cozumel real estate will enjoy positive effects from recovering tourism.

 

The tourism recovery can best be noted in the statistics from the month of March, a high point in tourism traffic. During this month 7.87 million international tourists (largely Americans and Canadians) visited Mexico, each spending an average of 9 dollars, for a total of .3 billion of tourism revenue, an increase of 6.6 % over March 2009. The average spending of 9 dollars per visitor is a 5.6% increase from last year.

 

The benefits for retirees or families choosing to buy real estate and live in Mexico is reflected directly in the fact that medical tourism contributed greatly to this growth, with an increase of 8.7% from 2009; medical tourism both reflects the already existing quality of hospitals in Mexico, which the World Health Organization ranks on par with U.S. hospitals in terms of private facilities, and brings further funds to this important service. Retirees and families can live in Mexico with the comfort of having world-class health care available for a fraction of the cost of that in the U.S., offering high-quality and fast service with virtually no waiting lines.

 

Real estate buyers in Cozumel and Costa Maya especially, but also in the Pacific coast locations, will benefit from the increase of cruises to Mexico, as passenger numbers increased significantly, reaching 720 000, an increase of 13.6%. These two locations are especially tied into the cash flow generated buy cruises, and many real estate buyers first visit the area on a cruise.

I am going on a cruise October 2nd 2010. We are going to Cozumel and Grand Cayman. Are the beaches going to be nasty since it’s right after hurricane season?

Three regions of the Mexico Real Estate market receive good news this week from the Federal Secretary of Tourism (SECTUR).  The long awaited beach recovery project looks to be nearly 98% approved with only the final authorization being awaited from the (SEMANART), which is the Secretary of Environment and Natural Resources.

Several private companies have been waiting for the announcement of who won the contract to begin the project along Cozumel beachfront properties, in Playa del Carmen, and as well in the Cancun region.  The joint venture project made up of the company Mexicana de Dragados and the company Codralux were given the winning nod on an announcement made Tuesday afternoon.   In our Mexico real estate blog, we have been making updates on the progress of this Cancun Beach Recovery Project.

The project is estimated to have the cost of nearly 0,000,000 – ,000,000,000 pesos.  This will be sourced from the following entities:

Semarnart           0,000,000

Sectur                 0,000,000

SCT                     0,000,000

The project will include the recovery of nearly 12 kilometers of beachfront for the Cancun Real Estate market.  On these beaches, they also plan to construct a 300 meter long wall within the water off of the shore to help future deterioration.

For the Playa del Carmen beaches, 4.2 kilometers of new sand will be pumped all along the city front area to improve the area attractions.  Cozumel Real Estate region will also see benefits from this project as they will be receiving attention on 1.5 kilometers of beach recoveries.

The Playa del Carmen Real Estate market will see very positive effects upon the completion of this project.  Cancun and Cozumel also will see benefits to this 4 month long project which will bring indirect and direct effects upon the market place for these three regions.  One of the most important natural resources that attract tourism and the quality of life for the residents in these zones are its’ beaches and the water life within the shores.  As Mexico ramps up the nationwide tourist campaign, it is also investing money into the regional infrastructure which will give a base and support to future growth.

I realize Cozumel isn’t on the same craziness level as Cancun, but where are the hotspots if you want to party? Any advice is appreciated! Going to be there first/second week of March, 2008.

As far as Mexico homes with an environmental or sustainable approach is concerned, there are numerous options on the Yucatan peninsula and beyond, but two locations stand out as exceptional cases; one is Cozumel, which can boast a long and positive co-existence between civilization and nature, and the other is Costa Maya, which is located a few hours south on the Caribbean coast and is growing as a favorite for North Americans building homes which use only sustainable energy sources.

 

Cozumel real estate has become a favorite for buyers either planning to live in contact with one of the most beautiful natural surroundings to be found, or those looking for luxury real estate which provides easy access to this same nature, while at the same time respecting and protecting it.

While this adds one more step in construction for those who are building their own home, and can cause some annoyances with power running out, and having to go turn on the generator, most residents feel it’s worth the trouble in exchange for a very quiet, peaceful life in close contact with serene nature. Without the constant buzz of electric cables which is so omnipresent that we don’t notice it till its gone, the sounds of nature sound more refreshing!

Cozumel Real Estate Updates in the News

The Cozumel real estate market is effected by several factors which include amongst many others,  hotel occupancy rates, the ecological environment of the island, and the cruise boats that visit the piers from this Mexican Caribbean island. Below are short updates on activities this past month that are effecting the island but also the Mexico real estate market as a whole.

During the Easter vacations, the hotel occupancy rates arrived to nearly 80%.  Currently the island has approximately 3,522 units in inventory for the hotel industry.  People comment that the world economic situation has reduced the normal rates but also pointed out that with the gain of the dollar against the peso, this has regained opportunities given the fact that tourists have more pesos to spend.  It is estimated that each hotel room guest spends approximately 0 usd while a cruise ship tourist spends nearly usd.

Another update is in regards to the project of the recuperation of the beaches in Cancun, Playa del Carmen and the Cozumel Island.  The mayor of the municipality met withthe governor this month to advise that the island is not against the project of restoration of the beaches, but is searching for an alternative area where they plan to extract the sands.  The current project outlines an area on the norther part of Cozumel where they plan to dig up fresh sand.  The project calls for the restoration of 7 million cubic meters of sand to be sucked up from the ocean floor off of the island and blown back to the beaches throughout the cities of Quintana Roo.

The news that is on front page throughout many parts of the world is the virus outbreak called the swine flu.  Here on the island, and in the entire state of Quintana Roo, there have been no reports of anyone having been infected.  The federal government has been aggressive on their response and their actions to prevent further spread of this flu and have closed all schools throughout the entire country until May 6th.  Cruise ships coming to Cozumel have also been postponed for the immediate future until the federal Secretary of Health gives the green flag.  They expect the ports to be open if all goes well within 7 – 14 days.  At the same time, as the government has taken correct steps in the prevention of the spread of the virus, the local, state, and federal government are already preparing action plans and marketing campaigns to be initiated to support the re surge of the important tourist industries.

I’m going to Cozumel, Mexico for spring break with my family and haven’t booked a hotel yet.. What is a good family-friendly resort/hotel?

Cozumel real estate is in the unique situation of being located on an island; while this may create some concern for real estate buyers about transportation to and from the island, transportation is readily available at reasonable prices. Just as importantly, the island itself offers a full range of services, conveniences and products, making it a top choice among Mexico retirement communities.

 

Located on an island, Cozumel’s international airport provides most of the transportation needed by retirees and other residents. During the last week of June, 2010, for example, the airport received 37 international flights – over five a day – carrying a total of 5,550 passengers, including both tourists and residents of the island. Some of the destinations included Atlanta, Houston, Chicago, Dallas, Charlotte, and Toronto; these are only a few of the locations to which direct flights are offered. Direct return flights to many parts of North America can be found for about 0 US, and connecting flights for as low as 0.

 

Flights for reasonable prices are also available to most parts of Mexico and many other international locations. Cheap flights to the nearby cities of Cancun and Merida are also readily available. If you happen to be on the mainland, the larger selection of flights from Cancun also adds some well priced options.

 

Flying is not the only way on and off the island; the ferry to Playa del Carmen runs every hour on most days, and costs a little over (one way). From Playa del Carmen relatively low priced taxis, car rentals and tour buses are available for getting around on the mainland of Mexico’s Yucatan Peninsula.

 

Although transportation to and from the island is easily available, Cozumel itself provides complete services for a retirement community. In fact, boat lovers may wish to take advantage of marina services to enjoy sailing over to main land, or even going on a longer tour. Golf is also available on Cozumel, and many communities offer facilities for tennis and other sports.

 

Sight seeing is also a favorite here, with a beautiful, traditional, Mexican town center, many Mayan pyramid sites and beautiful nature all around, those who enjoy their retirement here, never tire of the surroundings which play such an important part in the atmosphere of relaxation. And, of course, there’s always the miles and miles of wide beaches to enjoy!

Maddie and I just returned from an adventure down to the city of San Miguel on Cozumel in Quintaroo, Mx.

While in San Miguel, we met many interesting and delightful people. I found everyone to be open, friendly and courteous. Despite the presence of military personnel, there were no concerns regarding the strife between different underworld factions in this part of the country that we experienced.

One morning I was fortunate to meet Americo Sole’ – an unemployed TV producer from Mexico City, who is now living with his daughter in San Miguel. He is a wonderful soul who spends his days enjoying the company of canine friend, Corina.
